20 apartments

This project was made up of new build works to the rear of the site joining an existing building to the side and front. It quickly became clear with this development that the access for a fire appliance would be zero for 10 of the 20 apartments with only the first 10 apartments close to the front boundary (within 45m) would be serviced by and appliance.

Proposals - With guidance from Blazebusters, the client approached Building Control with the idea of relaxing some elements of B5 if a residential fire sprinkler system is installed.

Alternatives - Installing dry risers of fire hydrants, but the local pressure flow was not enough for fire brigade requirements.

Outcome - With conventional answers running out for the designers and application was made to Building Control to supply a residential fire sprinkler system operated from a pump and tank that is housed discreetly in the court yard. This system was accepted and passed. This prompted the developer to purchase the land to the rear which would have lain dormant.
